High Touch Inc. buys 120 S. Main Looking to capitalize on an investment opportunity, High Touch Inc. has purchased a downtown building at 120 S. Main.

The building is attached to the south side of the 10-story building that High Touch has been leasing since 2008. The purchase price of the 4,700-square-foot site wasn’t disclosed. The deal closed in March.

High Touch, a technology company, is working with NAI John T. Arnold & Associates to market the building. The firm plans to lease about 2,500 square feet of the site at $10 to $12 a square foot.

Company president Wayne Chambers says High Touch purchased the building at 120 S. Main to bolster its parking options and to have additional space to host training seminars and community events.

He says High Touch saw a good investment opportunity because of the efforts to revitalize Wichita’s core.

“Investment in downtown is important,” Chambers says. “(Buying the building) is a way we can grow with downtown.”

The building, which sits on the corner of Main and William, most recently housed a regional office for Bank of the West. The bank occupied the space for 23 years before leaving in January. Its seven employees were moved to the bank’s downtown headquarters or to other branches.

Bob Wolff, spokesman Bank of the West, says selling the building was an opportunity for the bank to consolidate services. He says the site was too large for the number of employees who were working there.

“This was just part of the process where we determined the available space far outweighed what our needs were,” Wolff says.

Bank of the West helped High Touch finance the purchase of the building.

Meanwhile, Chambers says he is interested in buying the former Railroad Savings & Loan building at 110 S. Main but hasn’t been able to make the numbers work. High Touch leases 35,000 square feet in four floors and purchased the building’s naming rights.

Chicago-based Urban Investment Research Corp. owns the building, which is 70 to 75 percent leased. Company president Bismarck Brackett says High Touch would get first crack at buying the building, but the two sides haven’t discussed that notion in six months to a year.

“We’d be clearly interested in talking to them about it,” Brackett says.

Good Location
Chambers says High Touch plans to use its new building for meetings and technology seminars until the space is leased.

It gives High Touch about a dozen more parking spaces close to its headquarters.

He says the site’s lower level would be suited for a small law firm or insurance agency.
